San Marco is Jacksonville's stylish riverfront village — a walkable, historic district just south of downtown across the St. Johns. It was once the independent city of South Jacksonville (1907–1932), and its 1920s subdivision was built around a triangular shopping square anchored by the landmark Three Lions Fountain. Today it's one of the metro's most charming walkable areas: independent shops, restaurants, a theater, and tree-lined historic streets.
The honest trade is price and housing age. San Marco is desirable and rents accordingly, and the homes are early-20th-century. But its central location is a genuine advantage — it's one of the more balanced spots between NAS Jax and Mayport.
Where it fits in the commute
San Marco's strength is being central. It's a quick hop to NAS Jax via the riverfront/US-17 corridor, and — being on the east/downtown side of the river — it's a more reasonable reach toward Mayport than the Westside neighborhoods. For a dual-base household or anyone who values walkability, it's a sweet spot. Drive both routes before committing.
Neighborhoods
- San Marco — The historic core around San Marco Square — walkable shops, restaurants, and 1920s homes.
- San Jose — A leafier, more suburban stretch south along the river — larger lots, the historic San Jose landmarks.
- St. Nicholas — The older, more affordable pocket just east — bungalows and a quieter feel, still central.
What to verify before you sign
- Both commutes, driven — central doesn't mean short to both bases; time them.
- Flood zone — riverfront blocks flood; check before signing.
