Southlands is the newer, family-suburb corner of southeast Aurora — master-planned neighborhoods built around The Southlands open-air shopping center, feeding the highly-regarded Cherry Creek School District. For a military family that wants newer construction and top schools while staying a reasonable drive from base, it's the popular pick.
What it's actually like, day one
SE Aurora is comfortable, modern suburbia: newer single-family homes, community pools and trails, and a walkable retail-and-dining hub at The Southlands right in the middle of it. Aurora Reservoir (swim beach, boating, trails) is just east. The base is a straight ~15–20 minute shot north. The Cherry Creek schools are the magnet — consistently among the metro's best.
The tradeoff
You pay for the newer homes and the schools — SE Aurora runs above the older, central parts of the city. And it's a bit farther from the gate than east Aurora. For schools, newer housing, and suburb amenities, though, it's a strong family fit.
Verify before you sign
Confirm the specific Cherry Creek feeder school for the address, drive the commute to base at your report time, and check HOA rules + new-build timelines if you're buying into a developing subdivision.
Neighborhoods
Southlands anchors a cluster of SE Aurora subdivisions — Serenity Ridge, Tallyn's Reach, and Beacon Point out toward Aurora Reservoir. All are Cherry Creek District; each has its own price point and build era, so tour before you choose.
